For new real estate agents who want to generate some leads and business, one of the great FREE ways to do this is through posting online classified ads. People start searching homes for sale online months before they ever contact a real estate marketing. There are several different websites where free ads can be placed, like Craigslist, E-Bay Classifieds, OLX, Backpage, Kangoo, and specific local classified websites. Now not all of these actually have much traffic, but by far Craigslist is the biggest national free classified website. One of the first keys to generating and capturing leads, is to have a good lead capture website with an IDX feed. You need a website that is going to provide value to the people who are visiting your site.  Your real estate website must have a good design and a high conversion rate.  Now the goal of using your classified ads, is to drive people to your actual website that has the IDX feed. The goal of your classified posts should be to catch attention. Online classified sites are full of ads, you want them to click yours, and then when they click it, click the link that will direct them to your lead capture website. Here are some tips:

• Don’t just advertise your listings in hope that they will bring people to your website. Provide enough information that they will be interested, but want more.
• Post your listings at different times of day. Online websites get new listings all the time, and the most recent listings are viewed far more often. If you post all of your listings at the same time, it won’t be nearly as effective.
• Make your add appeal to different audiences. Tell them that they can view all of the similar homes in a specific area, then provide the link for them.
• Make Ads that target short sales, foreclosures, and low down payments. People are always looking for deals, even if that’s not what they are actually going to end up buying.
